Bergen County, New Jersey, has entered a five-year agreement with Balcony to digitize 370,000 property deeds, aiming to protect real estate assets valued around $240 billion. This move will use blockchain technology to modernize the county’s property records system.
The county’s partnership will convert all property records into secure digital files stored on the Avalanche blockchain, a shared online ledger known for its security and transparency. Bergen County officials have stated this change will cut deed processing times by more than 90% and reduce risks related to fraud and human error.
Dan Silverman, CEO of Balcony, said, “By working with the Bergen County Clerk’s Office to bring all property records on-chain, we’re demonstrating how secure, distributed systems can replace outdated infrastructure and deliver real-world value for both governments and the public.” The county’s new system is planned to allow users to search property histories, or a chain of title, across all 70 municipalities.
This initiative reflects a broader move in the public sector to embrace tokenization, a process that turns real-world assets into digital tokens on the blockchain. While previous projects were commonly described as “blockchain projects,” today’s efforts highlight the creation of digital assets.
Other organizations such as Medici Land Governance have conducted similar land registry projects, including collaborations with the City of Baltimore and the Rwandan government. Additional noteworthy projects include Israel’s real estate exchange development and a blockchain property registry pilot with the Inter-American Development Bank and ChromaWay.
Balcony reported that, in another New Jersey municipality, its digital platform identified nearly $1 million in previously uncollected city revenue by revealing data gaps. The company is currently also working with Camden, Morristown, Cliffside Park, and Fort Lee, and with the Bergen County agreement, it will oversee digital records for more than 460,000 properties valued in total at $290 billion.
