CleanSpark mines 586 BTC, signs $6.6B HPC lease

CleanSpark (CLSK) secured its first high-performance computing (HPC) data center lease on Wednesday, locking in a deal worth roughly $6.6 billion ahead of its third-quarter earnings report. The 20-year triple-net lease at the company’s Sandersville, Georgia, campus is with an unnamed investment-grade global technology firm.

The agreement will provide 175 megawatts (MW) of critical IT load, with deliveries set to begin in late 2027. If both five-year extension options are exercised, the total contract value would exceed $11 billion. “July was a transformative month for CleanSpark with the execution of our first HPC data center lease at our Sandersville campus,” CEO Matt Schultz said.

The deal marks the Bitcoin miner’s largest move into AI infrastructure. Investors are watching closely ahead of earnings, as the lease highlights CleanSpark’s plan to diversify away from Bitcoin mining.

Meanwhile, the company reported mining 586 Bitcoin in July. It held 13,931 BTC as of July 31, a slight increase from 13,924 the month prior.

CleanSpark sold 579 Bitcoin during the month, with 229 sold at spot and 350 via call exercises, at an average price of $66,133. The firm’s operational hashrate stood at 50 EH/s, with 230,507 miners deployed by month’s end.

The company also owns more than 1.8 GW of power, land, and data centers across the U.S. CLSK stock fell nearly 3% during morning trade, and retail sentiment on Stocktwits dropped to ‘bearish’ from ‘neutral.’

The company is slated to report third-quarter earnings after the bell on Thursday. Wall Street expects a loss of $0.33 per share and revenue of roughly $142 million.
